New green building for Miami

Cor Miami Design District- Green Building I hadn’t heard anything of an approval for a 25 story high rise in the Miami Design District until I was surfing the internets and found these articles. Now your asking yourself, “whats new about another building going up in Miami?". Well according to the article the Cor Building will be a Green building as well.

A new high rise is going up in Miami’s design district, and its a lean, green, eco machine.

The $40 million 25 story building will be mixed use residential and commercial space with green technologies including wind turbines, photovoltaic panels and solar hot water generation. The buildings framework is billed as a:

hyper-efficient structure that provides thermal mass for insulation, shade for residents, and architectural elements such as terraces and armatures that support turbines.

The commercial and residential spaces will range from $400,000 to $2 mil (already way out of my price range). The building will have 113 residential units, 20,100 square feet of office space and 5,400 square feet of retail space. Groundbreaking begins in July of ‘07 and scheduled completion is for ‘09. I must admit the structure looks rather wacky, swiss cheese anyone? But the idea of a green building sounds very appealing. While the prices seem a bit high imho (but this is the Miami housing market who am I kidding) the prospect of living in a building that will save you money on utilities by producing its own energy and help save the environment no matter how little the contribution will offset those concerns about price. I don’t think there are any buildings though bigger than 15 stories in the DD so this odd (to say the least) concept is definitely going to stick out like a “green” thumb…..get it???

I am in dirty romantic love with this project. Not because of how it looks so much - since it looks like a block of Swiss - but more because of the ballsyness and forward thinking of the project and the great placement. I think you're right about it being the only large project in the area, though there is a large (12 story?) low income housing project project right next to the 112/I-95 crossover that was recently completed and should be occupied soon. It would be great if that part of 112 would be lined in 10-50 story buildings in the next 10 years to match what's going up around 836/I-95. Talk about a great view for tourists on their way to the beach from the airport.

I checked the certified and registered projects list at http://www.usgbc.org/LEED and could not find the project.
there's a similar project going up in dubai, for similar weather control reasons.. but of course, dubai-style, it's a million times as big. i wonder which design was done first, or who the architects of the miami project are.
